Hello Share Newport Beach Members, thank you for taking the time to read through this message as we will need to come together again to fight against the unfair treatment of STR’s in Newport Beach. The newest attack is a specific one, however we should absolutely look at it as a “test run”. The Anti-Vacation Rental faction would like to roll this proposal out to ALL of Newport Beach.
The current proposal (click here to view) is to change the Newport Beach Local Coastal Program to prohibit the issuance of any new short-term lodging permits on any property located on Newport Island. Any existing short-term lodging unit located on Newport Island will be permitted to remain provided it is located on an OWNER OCCUPIED parcel and managed BY THE OWNER of the owner-occupied unit within one-year of the effective date of the ordinance adopting the amendment (PA2020-326).

Make no mistake, if the City Council were to pass this amendment for Newport Island, it would take away property rights for almost all of the short term rentals there. Only a small percentage of the short term rentals are owner occupied, and of those, even fewer are managed by the Owner themselves. This is a violation of the property owners rights to rent their home as they are currently permitted by the City to do. AND MOST IMPORTANTLY, if this were to pass, it would set a precedent in Newport Beach that would subsequently, sooner rather than later be applied to roll out to the rest of Newport Beach STR’s.
Moreover, the proposal went before the Newport Beach Planning Commission, and after debating, the Planning Commission voted to recommend to the City Council that they not even entertain this proposal.

I am writing to request that you listen to your Planning Commission regarding the Draft Local Coastal Program Amendment Related to Short-Term Lodging on Newport Island and not allow this proposal to come before the City Council on February 9th. As the Planning Commission has advised, the proposal will not only deny Owners their property rights, it will also eliminate already permitted rights that were legally granted to the existing STR operators. What is needed is better enforcement of the regulations that were passed in 2020, not eliminating property rights.
PLEASE VOTE TO DISALLOW THIS PROPOSAL FROM COMING TO THE COUNCIL ON FEB 9TH.
